We shoot a video of the property before a Tenant takes possession and again after a Tenant vacates the property. This allows us to compare cleanliness and damage of the property.
We take care of all accounting for your property to include collecting rents and paying maintenance bills.
We coordinate repairs all maintenance issues for the property to include any emergency maintenance items that may arise.
We track all expenses for the year to help make tax preparation easy for you. We issue a 1099 and 12 month cash flow report in January of each year.

Pricing:
We charge a $350.00 non-refundable start-up fee. This fee covers the cost of advertising, showings, rental application processing, property management and lease agreement preparation and photos and videos of the property.
There is also a charge equivalent to 9% of one month’s rent as compensation to the Broker who finds a tenant for your property. We charge $350.00 plus 9% of one month’s rent to find a new tenant and go through the leasing process again. This fee is not charged if the current tenant extends their lease. The 9% is compensation to the broker who finds a Tenant for your property.
Our monthly management fee is 9% of the monthly rent. The management fee is only paid when the home is occupied, and the tenant is paying rent.
We DO NOT charge you additional fees for maintenance calls or maintenance work that is completed. We DO NOT upcharge any maintenance items or fees. All of our fees are tax deductible
